Old Village, Newer Houses

Spray foam insulation in New Dorp covers both inland streets and the low blocks by the beach. Wikipedia describes New Dorp as founded in 1671 as a Dutch village, Nieuwe Dorp, and long one of the most important towns on Staten Island. In the 1960s rapid housing development absorbed it into the city's suburban spread, and today it remains one of the island's main commercial centers around New Dorp Lane.

Houses from the 1960s on

Most houses here date from that suburban wave and later. They usually have attics short of today's R-49 ceiling target, bare rim joists and thin wall insulation. Raised ranches and split-levels add rooms over garages and lower levels partly below grade. These are the spots we look at first.

New Dorp Beach

New Dorp Beach, the area from Mill Road to the shore, sits low. Wikipedia's account of Hurricane Sandy names New Dorp among the places where floodwaters washed away entire blocks of houses. Rebuilt and raised houses there have rules for any enclosed space below the base flood elevation. FEMA's Technical Bulletin 2 limits materials there to Class 4 and 5 flood damage-resistant types, so we check flood status before planning lower-level work.

Vanderbilt history and Miller Field

The Vanderbilt family farm in New Dorp later became Miller Air Field and is now part of Gateway National Recreation Area. Many Vanderbilts are buried at the Moravian Cemetery, the largest and oldest active cemetery on the island. Older houses on the inland side may date from earlier periods and need wall work as well as attic and basement sealing.

Comfort in both seasons

Summer humidity and winter cold both push on a leaky house. Sealing the attic and rim joist and bringing insulation to depth helps the air conditioner in July and the boiler in January. We price each area so you can see what each step costs.

New Dorp Questions

Do you work in New Dorp Beach?

Yes. For lower levels there we check flood zone status and history first, since materials below the flood elevation are restricted.

What does a 1960s New Dorp house usually need?

Attic sealing and depth, rim joist foam, and insulation over the garage if there is a room above.

Can you help after a basement renovation was flooded?

Yes. Wet insulation comes out, the framing dries, and we reinsulate with suitable materials.

What does foam cost for a basement in New Dorp?

HomeGuide lists closed-cell at $3.00 to $5.00 per square foot installed nationally. Wall height, moisture work and flood-zone rules can change that, and your written estimate is the price.
